Population Movement in Serdivan

As the population of our city is  increasing rapidly it is necessary to control urban development.This is one of the most important roles of the city council.

While the acreage of Serdivan before gaining state position was 25.342.023 square meters, it  increased to 113,311,113 square meters after becoming a state when new neighbourhoods were added. The total acreage of new neighbourhoods is recorded as 87.969.288 square meters.

Serdivan’s zoned area amount before becoming a state , including the district of Esentepe , was 18.170.000 square meters of area  planned. This number shows that Serdivan City Hall has planned most of the areas which are not in forests and pastures. But because of the new situation  the number of  areas that haven’t been planned, has increased. As a new dwelling unit, Selahiye is all planned for 3.570.367 square meters. Beşköprü is planned with 4.243.145 square meters out of  a total 4.709.000 square meters as a planned area; Kazımpaşa has 1.796.743 square meters out of a total 8.375.309 and Yazlık has 5.933.404 square meters out of a total 21.560.288 square meters .

The data in the figure show that a large part of the new neighbourhoods has plans for development. Previously, 71.9% of  Serdivan was planned, in a new situation only 30%  comes out as a planned area.

In the last ten years, a 921 hectare area has been opened for zoning. During this period, 30 buildings were demolished after being deemed illegal, 107 buildings which had started to be construction without permission were given concession by intervening at the beginning stage.

Thus the obstruction towards the  negative proceeding of urban development  is considered a basic principle in zoning practise. Both the speed of completion of zoning plans and the activities for construction control are hopeful for Sakarya’s urban development.

Considering the urban infrastructure of Serdivan that has 11.331 hectare acreage in total,  the condition of motorways in boundaries of the state is 148.585 meters including City Municipality areas. By the year 2009, 15.485 meter parquet road and 68.679 meters stabilized way have been constructed in the state bounds. It’s estimated that the amount of roads will be increased rapidly in this formated state.

Regarding green areas and parks around Serdivan, there are 125.000 meter square parks and green areas in total not including forests and private gardens. These areas consist of  6 parks and 37 playgrounds.

Population movement in Serdivan

The population in Serdivan has risen steadily over the last 50 years.According to population records,  the population which was 5,873 in 1960,has become 67.549 in the city hall, and  75.582 in the state boundaries apart from the villages in 2008.

There has been a constant increase in population numbers since 1960. What is more, since 1975  the population of Serdivan has increased by nearly 5000 every five years.There was no recorded decrease after the 1999 earthquake.The population which was nearly 38,500 in the year 2002, became 48,842 in the year 2007. The most significant increase in Serdivans population occurred in 2008 after gaining the status of a state when the population rose to 75.582.

With the help of these data, the population is expected to be nearly 82,000 in 2014 and is expected to rise to 100,000 by the year 2019- 2020.

When looking at the neighbourhoods’ population, Arabacıalanı and İstiklal are the most populated neighbours.Serdivan has an average population density.

Houses and work places in Serdivan

After the Marmara earthquake in 1999 Serdivan, due to the quake resistant structure of the soil and settled  zoning practices, became the preferred area for new housing.

5,327 permits for housing construction were issued after evaluations depending on the issued construction permits in the last five years( except 2009).

        As part of the SEKOP project, carried out by the city hall, building credentials were established and a data bank formed. However a data bank relating to recently added neighbourhoods and city halls, hasn’t yet been created.

Excluding Kasımpaşa,Yazlık and Beşköprü, there are 17,500 houses in total. Details of  construction,buildings and work places in the boundaries of Serdivan in new neighbours, is given below.
